Once you have contacted us we will call you for a detailed briefing.
The South of France abounds with wonderful places. Do you know where you want to buy and what exactly? Is it an apartment, a house or a villa? A holiday property or a permanent home? On the coast or in the hinterland? Near shops and services or away from it all ? We will be happy to discuss these and other questions with you and advise on options. The more accurate the picture you give us, the more targeted and efficient our search will be.
Engagement
Once the brief is agreed, we ask you to sign our Exclusive Search Mandate. This is a standard document that creates a reciprocal arrangement between us. We commit to giving you 4 and upto 12 weeks of our undivided time to deliver a short-list of properties that meet your expectations. You commit to using AzurXclusif alone, excluding all agencies and other intermediaries, during this period.
French law requires we obtain a mandate from you. The reason we ask for exclusivity for a limited period is that, unlike other agencies which place you on their list and circulate the properties they hold, we work exclusively for you, tailoring our search widely to your specific needs and bearing all the costs.
Search
When the search begins, we explore every avenue – estate agencies (there are a vast number of them on the French Riviera), trade publications, magazines, newspapers, websites and our own private network of connections. We visit and view those properties we think you will love, and then explore the neighborhood and the surrounding area.
Throughout this process we keep you regularly updated and informed of our progress via the client page on this website. We upload reports and photographs that only you can access.
Viewing
As soon as you are happy with our selection and short-list, we arrange for you to visit and review the properties with us.
If you have far to come, we’re pleased to organize your accommodation here in France and be there to welcome you at the airport or railway station. We then accompany you throughout your stay. We organize and schedule the viewings and make all the necessary introductions.
Purchase
Our mission is to ensure you buy the best possible property at the best possible price. To that end, we are at your side throughout the entire process.
We advise you on an appropriate first bid and, once a figure has been negotiated and accepted, our Notary can quickly draw up the relevant papers to formalise the offer. In France the law then provides for a legal one week ‘cooling off’ period during which either party can withdraw, after which a 10% deposit secures the deal.
Completion usually takes place about three months later when you pay the balance of the purchase price, legal fees (consisting mainly of government stamp duty), and AzurXclusif fees if any (see our Fee Structure page).
After that, your dream property and its keys are yours!
